Generator Maintenance Contracts for Body Corporates and Estates
A shared generator keeps the gates, lifts, borehole pumps, security and common lighting running for every resident, and trustees answer for it when it fails. Maintenance contracts and service level agreements (SLAs) are customised for each client. We inspect and assess the generator, its condition, capacity and usage, and your requirements, then quote the plan in writing. There are no fixed packages or prices.
Callout fee waived when you accept our written quote. 1-year workmanship guarantee. See prices
- Customised contract or SLA
- Records for trustees

Shared generators
What a shared generator needs, and what trustees need from us
A sectional-title scheme or estate generator is a different job from a home set. It carries common loads that residents notice at once, it often starts and transfers automatically, and decisions about it go through trustees, a managing agent or a homeowners’ association. We work through whoever you nominate, usually the managing agent or the caretaker, and keep everyone on the same record.
For sectional-title schemes, Prescribed Management Rule 22 under the Sectional Titles Schemes Management Act requires the body corporate to keep a written maintenance, repair and replacement plan for the common property. It covers the major capital items expected to need work in the next ten years, with their condition, the timing and estimated cost of the work, and their expected useful life, and the reserve fund pays for it. A shared generator can be one of those items, and our assessment and visit records give trustees the condition and the expected work to put in the plan.
Estates run by a homeowners’ association follow their own constitution and rules, but trustees there need the same thing: a clear record of what was checked, what was found and what is coming up, so the budget is not surprised by a failed generator.
If the generator breaks down between visits, contract clients are scheduled ahead of new callouts. Preferred labour rates may apply to repairs on sets covered by a contract, and every repair is still quoted in writing first.

Contract scope
What a body corporate generator contract can include
Nothing is pre-packaged. After the assessment, the contract lists the items that suit your generator, its age and what it carries.
Assessment visit
We inspect the generator, its running hours and service history, its condition and the loads it carries, and agree your requirements before we quote.
Planned services
Oil, filters and the parts due for the engine, on visits set by hours and by the calendar, because a standby set ages even when it barely runs.
Start and transfer tests
The set is started and the load transferred under control, at a time agreed with the managing agent, with notice for residents first.
Battery, fuel and coolant checks
The three things that most often stop a standby set in an outage, checked between services so a fault is found before residents find it.
Load bank testing
A controlled load proves the set can carry the scheme without relying on residents’ circuits. Load bank testing typically costs R2,800 to R5,500.
Breakdown response
We are open 24/7 and arrive within 1 hour for a breakdown. Contract clients are scheduled ahead of new callouts.
How it is set up
From first visit to the annual review
01
Site assessment
We meet the caretaker or managing agent on site, inspect the set and note access, the loads it carries and any history of failures.
02
Written proposal
Scope, visit frequency, breakdown terms, records and exclusions are set out in writing, ready to table at a trustee meeting.
03
Questions answered in writing
Trustees’ questions are answered in writing, so the decision is minuted against the same facts everyone saw.
04
Scheduled visits
Visits are booked ahead, with resident notices for anything that stops the set or transfers the load.
05
A record after every visit
Date, running hours, work done, parts fitted, readings and findings, in a form you can send straight to trustees or owners.
06
Annual review
Where the contract includes it, a yearly summary of condition and the work coming up feeds the maintenance plan and the next budget.
What to compare when you get generator maintenance quotes
Two quotes can look similar and cover very different work. These are the questions that separate them.
| Item | What to ask | What our contracts set out |
|---|---|---|
| Scope of each visit | Is it a look-and-start, or a service with parts? | The checks and parts included at each visit, in writing |
| Visit frequency | Is it set by hours, by the calendar, or both? | A schedule agreed for your set’s hours and age |
| Breakdown response | What happens when it fails between visits? | Arrival within 1 hour, with contract clients scheduled first |
| Records | What do trustees receive after each visit? | Hours, work, parts, readings and findings for every visit |
| Load testing | Is the set ever proved under load? | Load bank testing where it is included in the contract |
| Repairs and parts | Are repairs included, or quoted separately? | Every repair quoted in writing first; preferred labour rates may apply |
| Notice period | How do you end the contract? | Either party can cancel with 30 days’ notice |
How our contracts work in general, including the visit checklist, is on our generator maintenance page.
Common Questions
Questions from trustees and managing agents
Do you have fixed maintenance packages for body corporates?
No. Maintenance contracts and service level agreements (SLAs) are customised for each client. We inspect and assess the generator, its condition, capacity and usage, and your requirements, then quote the plan in writing. There are no fixed packages or prices.
Can the body corporate cancel the contract?
Yes. Either party can cancel with 30 days’ notice, so the scheme is never locked in. Work already completed stays payable.
What happens if the generator fails between visits?
If the generator breaks down between visits, contract clients are scheduled ahead of new callouts. We are open 24/7 and arrive within 1 hour for a breakdown.
Should the generator be in our maintenance, repair and replacement plan?
That is the trustees’ decision. Prescribed Management Rule 22 asks for the major capital items expected to need work within ten years, and a shared generator can be one of them. Our records give its condition, hours and the work we expect, which is what the plan needs.
Do you give notice before tests that affect residents?
Yes. Any visit that stops the generator or transfers the load is booked ahead with the managing agent, so residents can be told in good time.
Who do you deal with on our side?
Whoever the trustees nominate, usually the managing agent, with the caretaker for site access. Records go to the person you choose.
Can one contract cover several schemes or generators?
Yes. A managing agent can put several generators or schemes under one contract, with one set of records for each.
How much does a body corporate generator contract cost?
It depends on the generator, its age and condition, how much it runs and what you need covered, so it is quoted after the assessment. Repairs are always quoted in writing before work starts.
